Fire Sprinklers for Duplexes

Duplexes in the Seattle metro require fire sprinkler systems under current building code, and the design gets a little more involved than a single-family home. Separate units mean separate systems (or a shared system with proper separation), separate shutoffs, and careful coordination with the building’s plumbing and mechanical layout.

Rain City has extensive experience with duplex fire sprinkler installations. We design each unit’s coverage to meet NFPA 13D requirements while keeping the install as simple and cost-effective as possible.

What Makes Duplexes Different

Duplex installs require attention to a few things that don’t come up with single-family homes. Each unit typically needs its own shutoff valve and flow path. Shared walls and floor/ceiling assemblies between units affect head placement and coverage. The water supply needs to support both units, which may change the pipe sizing.

We sort all of this out during the design phase. By the time we show up to install, every detail is accounted for.

Independent Systems

Each unit gets its own shutoff valve and flow path for proper separation.

Shared Wall Coordination

Head placement accounts for fire-rated wall assemblies between units.

Water Supply Sizing

Pipe sizing ensures adequate flow to both units simultaneously.
