What Does a Residential Fire Sprinkler System Cost in Seattle?

Let’s skip the runaround. Here’s what residential fire sprinkler installation actually costs in the Seattle area, based on our experience installing systems in single-family homes, duplexes, and townhomes.

These aren’t guaranteed prices — every home is different. But they’ll give you a realistic range so you can budget accurately.

Cost Ranges

Home TypeTypical Cost Range
Single-family home (new construction)$1.00 – $2.00 per sq ft
Duplex (new construction)$1.00 – $2.00 per sq ft per unit
Townhome (new construction)$1.00 – $2.00 per sq ft per unit

Example: A 2,500 sq ft single-family home typically costs between $2,500 and $5,000 for a complete fire sprinkler system, including design, permit, and installation.

What Affects the Price

Home Size and Layout

Larger homes need more pipe and more heads, but the cost per square foot often goes down as the home gets bigger. Complex layouts with lots of rooms, hallways, and closets require more heads than open floor plans.

Number of Stories

Multi-story homes need vertical pipe risers and more material. A two-story home costs more than a single-story home of the same square footage, but not dramatically more.

Ceiling Types

Standard flat ceilings are the most straightforward. Vaulted ceilings, exposed beams, sloped ceilings, and cathedral ceilings can affect head placement and may require different head types, which adds some cost.

Water Supply

Most homes in Seattle and the Eastside have strong municipal water pressure, which means no additional equipment is needed. In rare cases where water pressure is low, a booster pump or storage tank may be required, which adds cost. We test this before you commit.

Permit Fees

Permit fees vary by city. They’re typically a few hundred dollars and are included in our quotes.

What's Included in Our Price

When we quote a project, here’s what’s included: complete system design and hydraulic calculations, permit drawings and permit submission, all materials (CPVC pipe, concealed heads, cover plates, fittings, hangers), rough-in installation, trim-out installation, system testing, and fire marshal inspection coordination.

There are no hidden fees. The price we quote is the price you pay.

How It Compares to Other Home Costs

A fire sprinkler system for a typical new home costs about the same as upgraded kitchen countertops or a high-end appliance package. For that investment, you get a system that can control or extinguish a fire in your home before the fire department arrives, potentially saving your home and your family.

Many homeowner’s insurance companies also offer premium discounts for homes with sprinkler systems, which offsets some of the cost over time.
