YOUR HOMENEEDS SPRINKLERS.
Rain City Fire Protection designs, permits, and installs residential fire sprinkler systems for new homes, duplexes, and townhomes across Seattle and the Eastside. Fast quotes. Clean installs. Systems you’ll forget are even there.
Just found out you need fire sprinklers?
If you’re building a new home in Seattle, Bellevue, Kirkland, Redmond, Issaquah, or most other cities on the Eastside, the building department requires a fire sprinkler system. It’s part of the code for new construction.
Here’s the good news: it’s not as expensive as you think, it won’t slow down your build, and when we’re done, you’ll barely know the system is there.
We handle everything: design, permit, and installation. You send us your floor plans, we take it from there.

Why Rain City
Your project can’t wait on fire protection.
When fire sprinkler work holds up the schedule, everybody pays. Permits stall. Inspections fail. The next trade can’t get in.
Rain City Fire Protection exists to solve that problem. We handle design, permitting, and installation on a timeline that works for your project, not against it.
Geoff Roach, our owner and lead installer, personally oversees every project. You’re working directly with the person who designs, permits, and installs your system. One person, start to finish.

How It Works
Three Steps. That’s It.
Send Us Your Plans
Email us your floor plans. We’ll review them, check the water supply, and send you a quote — usually within 48 hours.
We Design and Permit
We produce code-compliant drawings and submit them to your local building department. When your builder is ready, so are we.
We Install
Our crew installs the system during construction. Concealed heads, clean pipe runs, minimal ceiling impact. When we leave, the site is ready for the next trade.
You Pass Inspection
We test the system, schedule the fire marshal inspection, walk it with them, and hand you the sign-off. Fire protection: done.
Our Work
Discreet by Design
We use concealed pendant heads with flat cover plates that sit flush with your ceiling. They’re painted to match and line up with your lights. Most people never notice them.

“We were nervous about the sprinkler requirement for our new build, but Rain City made it so easy. The system is invisible — guests have no idea it's there. Highly recommend.”
